AWhat you notice

  • You can feel cold air round the edge of the window or door
  • Whistling or rattling on windy days
  • Water on the inside cill or the floor after heavy rain
  • Black mould or damp patches round the frame
  • The rubber seal is hanging loose, cracked or missing in places

BLikely causes

  • The rubber gaskets have shrunk, hardened or pulled out of their groove
  • The drainage slots along the bottom of the frame are blocked, so rainwater backs up and spills inside
  • The silicone or mastic round the outside of the frame has cracked or come away
  • The window or door doesn’t pull in tight against its seals, because the hinges or keeps need adjusting
  • Sometimes the water comes from the wall above, such as a failed cavity tray, and only shows up at the frame

CHow we fix it

  • We find where the water or air is getting in before we quote, including a water test if it helps
  • We replace worn gaskets and brush seals, and clear and test the frame drainage
  • We rake out failed sealant round the outside and reseal the joint with low-modulus silicone
  • We adjust the keeps and hinges so the window or door pulls in tight against its seals
  • Worn threshold seals and cill end caps replaced
Before we visit

Worth knowing

Keep the drainage slots along the bottom of the frame clear of leaves, dirt and cobwebs. On most windows they sit behind small plastic caps on the outside face.

Mould round the inside of the frame is usually condensation, not a leak. Keep trickle vents open and use extractor fans when cooking and showering.

If water only comes in during driving rain, note which way the wind was blowing. It helps us find the source.

Is it the window or the wall?

It can be the window, the sealant round it, or the wall and cavity tray above. We test to find the source before we quote, so you don’t pay to fix the wrong thing.

Can you replace just the rubber seals?

Usually, yes. Most uPVC gaskets can be replaced on their own, and we match the profile to your frame. Some frames have seals bonded in at the factory, and we’ll tell you if yours are one of them.
