Misted double glazing
Fog or droplets trapped between the panes mean the seal has failed. We replace the glass unit and keep your frame.
Typical visit
Two short visits. One to measure, then one to fit once the glass is made. Fitting usually takes under an hour per unit.
AWhat you notice
- Fog or water droplets between the two panes that won’t wipe off from either side
- A milky haze, white streaks or tide marks inside the glass
- It looks worse on cold mornings or when the sun comes round, then partly clears
- The window looks dirty even straight after you’ve cleaned it
BLikely causes
- The seal round the edge of the unit has broken down, so damp air gets in between the panes
- The drying crystals inside the spacer bar are full and can’t soak up any more moisture
- Water sitting in the bottom of the frame because the drainage is blocked, which attacks the edge seal
- Age, plus years of heating up and cooling down in direct sun
CHow we fix it
- We check the frame, beads and drainage first, so we know the fault is the glass and not the frame
- We measure the unit and have a new one made to size, matching the glass thickness, spacer colour and any obscure pattern or Georgian bars
- On the day we unclip the beads, lift out the old unit, pack the new one square in the frame and re-bead it
- Optional upgrades include Low-E glass, argon fill, warm-edge spacers and toughened or laminated safety glass
- We take the old unit away with us
Worth knowing
Wipe both sides of the glass. If the mist stays, it’s between the panes and the unit needs replacing.
Condensation on the room side of the glass is not a failed unit. It comes from moisture in the room, so keep trickle vents open and use extractor fans.
Condensation on the outside of the glass on a cold morning is normal. It shows the glass is keeping the heat in.

Common questions
Do I need a new window for misted glass?
Almost never. If the frame opens, closes and locks properly, we only replace the glass unit. That costs a fraction of a new window.
Can the moisture just be dried out?
Some firms drill the glass, dry out the unit and plug the holes. That doesn’t repair the broken edge seal or put back the insulating gas, so the mist often returns. We replace the unit instead.
Will the new glass match my other windows?
We match the glass thickness, spacer colour, any obscure pattern and any Georgian bars. If you choose Low-E glass, it can look very slightly different from older clear glass when you compare them side by side.
